Application Processing Guidelines

In order for us to process your application in a timely and efficient manner, we will need the following information to accompany your application for residency:

1. Verification of income such as a copy of your most recent tax return if you are self-employed.
2. Full Time International Students will need to present an I-20 form in addition to a copy of your most current bank statement.

In order to secure a specific apartment for a future move in date, you will be required to pay your security deposit and administrative fee along with your application processing fee.

At Pinehurst Apartments, your complete satisfaction with your new home is our primary goal. If you have any questions regarding this application, any other application paperwork or your new home, please do not hesitate to ask your Leasing Consultant.

Pinehurst Apartments does not discriminate on the basis of:

All applicants must meet the following application criteria:

1. Each application must be fully completed, signed and dated.
2. Application must be reviewed at the time of submission to ensure that we have all information needed to determine eligibility.
3. Applicant(s) must provide proof of identity: social security card or be able to verify that no number has been assigned.
4. Must possess a minimum of one year stable and verifiable employment history.
5. Gross monthly income must be equal to or greater than three times the amount of the monthly rent.
6. Must possess a minimum of one year satisfactory and verifiable residential history.
7. Must have a satisfactory credit record.
Any applicant that does not meet any one of the above criteria may choose to pay last month’s rent in advance as a qualifying condition.

Household size must be appropriate for the unit:
Efficiency (1 person), 1 Bedroom (1-2 persons), 2 Bedroom (1-4 persons)
Applicants may be denied for the following reasons:

  • Falsification of applications

  • Incomplete application

  • Poor rental history profile including:

  • Non-payment of rent

  • Previous evictions

  • History of violence to persons or property

  • History of unruly or destructive behavior by Resident or member of household

  • Negative Credit

  • Documented Criminal record

LEASING APPLICATION ADDENDUM

The required Security Deposit includes a non-refundable administrative fee of $50.00. The total Security Deposit will be forfeited upon cancellation of this agreement only if such cancellation occurs after 72 hours of the date of original application. If such cancellation is made within 72 hours of the date of original application, the refundable portion of the Security Deposit will be returned. Failure to move in on the agreed date without prior approval will result in an automatic forfeiture of all monies paid. At that time, management has the right to re-rent the apartment to other qualified applicants.

APPLICANT CONSENT FORM

I hereby consent to allow Pinehurst Apartments, through its designated agent and its employees, to obtain and verify my credit information (including a criminal background check) for the purpose of determining whether or not to lease to me an apartment. I understand that should I lease an apartment, Pinehurst Apartments and its agent shall have a continuing right to review my credit information, rental application, criminal background, payment history and occupancy history for account review purposes and for improving application methods.
